An amended site plan calling for more expansions of the property was approved by the Manchester Village Council during its meeting Monday.
The original site plan, which was approved by the council in October 2007, called for a 33,000 square foot warehouse to be added to the existing Martinrea-Bishop Circle Assembly Plant, located on the southwest corner of M-52 and Austin Road. The amended site plan calls for an additional 15,015 square foot expansion.
The expansion also covers extra parking spaces and an underground stormwater detention area. All together, the total size of the addition to the Martinrea complex will be 48,015 square feet.
Vanston/O'Brien Industries is the construction firm for the project. Bob Kelly represented the company at Monday's meeting and presented the council with the amended site plan.
"We're already under construction with the 33,000 square foot addition," Kelly said. "We want to add on a little more."
The new addition will take place adjacent to the west side of the 33,000 square foot expansion. In regards to parking, 373 spaces will be required. At the completion of the project, 278 parking spaces will be in place, with the remaining 95 spots to be deferred. If there is an obvious parking deficiency at the site following the construction, the deferred spots must be built.
A major reason for the additional expansion is an increase in new business that the company has received recently. Martinrea, an international auto parts supplier, will work on parts for the 2010 Jeep Liberty and a capless feature on several Ford vehicles.
Originally, the stormwater detention chamber was to be located underneath the 29-space parking area on the southwest corner of the expansion. That, according to Kelly, has been changed after discussing structural concerns with the village engineer.
In Other Business:
The Manchester Village Council approved a contract with Consumers Energy to install two new streetlights along Railroad Street. One of the lights will feature a 175 W. metal halide light, while the other is a 400 W. metal halide light. Each light will cost $100.
"These lights are the same as what were installed along Dutch Drive and Hibbard Street," village manager Jeff Wallace said. "After we sign the contract, Consumers Energy said they could be up in the next month."
